Celsios

The party's over. Now performance must pay off.

Why we are repositioning Celsios: Energy takes over electricity and gas procurement. Pathfinder supports investment decisions in the existing property portfolio.

The party's over. Now performance must pay off.

More expensive financing, cut budgets, staff reductions, and insolvencies have changed the real estate industry. Anyone demanding money as a service provider today must be able to explain the economic benefit of their work. This applies to consultants as much as to software providers. And therefore, also to us.

In July 2026, 2,373 corporate insolvencies were registered in Germany, eight percent more than in the same month last year. In the industrial enterprises surveyed by Destatis, around 144,100 fewer people were employed by mid-year than a year earlier. This development also affects the owners and operators of the buildings in which these companies work. Destatis: Insolvencies, Destatis: Industrial Employment.

The hope for a reliably more relaxed interest rate landscape has also been dampened. The ECB again raised its key interest rates by 0.25 percentage points. The deposit facility rate has been 2.5% since September 16. The central bank cites persistent inflationary pressure due to the conflict in the Middle East as the reason. Geopolitics thus directly impacts companies' calculations via energy prices and financing. ECB, September 10, 2026.

In addition, there are political disputes about property itself. Berlin passed a framework law on socialization under Article 15 of the Basic Law in March. Such debates also belong to the investment climate in which owners must make decisions today. Law and Ordinance Gazette Berlin.

Under these conditions, it is not enough to present interesting technology. A customer must be able to justify why they are allocating budget for it. Where do their costs decrease? What wrong decisions do they avoid? What work do we actually take off their hands?

I find these questions correct. They force us as providers to be more concrete.

With Energy, we move into procurement

Energy is a cost block where small differences can move large amounts. For an annual consumption of ten million kilowatt-hours, one cent per kilowatt-hour already amounts to 100,000 euros per year.

At the same time, the market can hardly be described by a single price trend. The BDEW states an average of 17.2 cents per kilowatt-hour of electricity for small to medium-sized industrial companies in 2026 so far. That is 0.4 cents less than the previous year. At the same time, the association recently noted rising prices again due to the Iran war. A cheaper annual average therefore does not yet answer the question of the conditions under which a company can conclude its next supply contract. BDEW Electricity Price Analysis Autumn 2026.

This is exactly where we come in with Celsios Energy.

We take over the commissioned electricity and gas procurement. To do this, we prepare delivery point data, conduct tenders, and review offers. Customers determine the scope of our work and choose the provider. Work status and remuneration should be transparent for them.

A low unit price alone does not make a good offer. Contract duration, quantity regulations, and contract terms also influence what a contract ultimately costs. These differences must be laid out before signing.

I see considerable economic potential here. Electricity and gas are needed daily in companies. The importance of properly prepared procurement is correspondingly great.

More competition helps. For this, suppliers must understand the demand, and customers must be able to compare offers. The remuneration of those involved should also be disclosed. We want to contribute to this transparency.

With Pathfinder, we focus on investment decisions

In the existing real estate portfolio, there is another big budget question: What is the available capital used for?

The budget rarely suffices for all measures simultaneously. An asset manager must be able to assess which renovation is urgent, what costs are to be expected, and what can be postponed. He must be able to justify this decision to owners and other stakeholders.

This is what we clearly focus Pathfinder on.

Our core product already supports the evaluation of building conditions and the planning of measures and costs over several years. Reports draw on the same work status. This allows an investment decision to be prepared and later understood.

For me, this is where the economic benefit lies: allocating limited resources with a better basis and keeping an eye on implementation.

With Energy and Pathfinder, we are therefore repositioning Celsios. We are tackling ongoing procurement costs and decisions about investments in the existing portfolio. There we must show what our work is worth.

We continue to work on the Pathfinder core product. What will be built on it next, I will present here soon.
